Asbestos Surveys

Asbestos is a material that we have never managed to match for its diverse characteristics, however as we all know it can be fatal if inhaled. Asbestos needs to be managed properly and monitored and this has been set out in the Control of Asbestos Regulations 2012 (CAR 12).

CAR 12 and the accompanying HSE guidance (HSG 264) set out that the Type 1, 2 & 3 surveys that we have used in the past are no longer suitable, these are replaced by:

· Management Survey

· Refurbishment and Demolition Survey

 

What do you need to do?

If you own a non residential building or are responsible for its maintenace then you are deemed under CAR'12 to be the Duty Holder.

You must make sure that an Asbestos Management Survey is in place. 

The cost should not be prohibitive starting at a few hundred pounds and not a few thousand pounds.

Don’t presume that there is no Asbestos in your property unless it was built after 1999. Despite knowing the risks of asbestos it was still widely used in the construction industry until the millennium. Asbestos in good condition is not a problem but you are much better off knowing where it is and in what quantity! The Good News is that Asbestos Surveys don't need to be expensive.  A standard size farm steading is likely to cost between £250- £450 for a Management Survey.

Pardoes Land and Property have been involved with the surveying of one of the largest Landed Estates in Scotland and the results have been interesting.  The maintenance required has been surprisingly limited.  A few gutter and rain water goods need to be replaced but on the whole the asbestos stock needs monitoring going forward.
